Shell Build
Works consist of an additional 1st floor bedroom and en-suite over the existing garage and ground floor TV of the site. Works were designed to use the original single skin garage walls to support the additional second floor walls, with an internal steel support beam system and foundations pits and columns to build off.
Client didn’t want the expense of a temporary roof over the working area, whilst the old garage roof was removed and the second floor external walls were erected. So an elaborate water proofing system to stop water ingress into the family home was installed.
Due to the clients budget this was a shell build, but allowing windows and ceilings to be installed. The client will progress all internal finishes and has installed his own electrical installation and heating system and intends to complete all the ceiling and wall plastering over the coming months.
Overhaul client budget 35-40k
Works took 10-12 weeks to complete
