			<content:encoded><![CDATA[<p><strong>Shell Build</strong></p>
<p>Works consist of an additional 1<sup>st</sup> floor bedroom and en-suite over the existing garage and ground floor TV of the site. Works were designed to use the original single skin garage walls to support the additional second floor walls, with an internal steel support beam system and foundations pits and columns to build off.</p>
<p> Client didn’t want the expense of a temporary roof over the working area, whilst the old garage roof was removed and the second floor external walls were erected. So an elaborate water proofing system to stop water ingress into the family home was installed.</p>
<p>Due to the clients budget this was a shell build, but allowing windows and ceilings to be installed. The client will progress all internal finishes and has installed his own electrical installation and heating system and intends to complete all the ceiling and wall plastering over the coming months.</p>
<p>Overhaul client budget 35-40k</p>
<p>Works took 10-12 weeks to complete</p>

<p>This was a partially tight access site as it was off a pedestrian ally and the works were through the main house and in the rear garden. The works consist of taking down the original outbuildings, hand digging foundations and over site, installation of concrete, external brickwork, steel supporting frame work, floor, new flat roof and internal plastering to the extension. Plus whilst onsite the client requested us to include the formation of a roof bedroom and dormer formation, installation of a new boiler and heating system, upgrading of the general installation to the house and the plastering of all other internal walls.</p>
<p>Whilst all of the works were completed on time, there was a particular issue with the designed steel frame to support the new 2<sup>nd</sup> storey bedroom and dormer. HCL spent a great deal of time with the local authority and structural engineer designing out the issues and finding a working way forward for all parties.</p>
<p>Overhaul client budget was 50k</p>
<p>Works too 12-16 weeks to complete</p>
